Description

Characterful townhouse on private land with sunny garden and terrace On the popular Nieuwendammerdijk in Amsterdam North stands this charming, spacious mansion of 178 m², once an authentic farmhouse. The property exudes history and character, combining the best of both worlds: the tranquillity of a village character with the liveliness of the city just a stone's throw away. The sunny back garden (south), the renovated terrace and the attractive front garden offer a place in the sun at any time of day. Extra special: the house stands on private land - a big plus in Amsterdam. Unique location at Vliegenbos Bordering the Vliegenbos - Amsterdam's oldest urban forest - you experience the daily song of birds, the drum of a woodpecker and the call of an owl. At the same time, within five minutes you are at the metro stop of the Noord/Zuidlijn, which takes you to the Zuidas in 15 minutes. The ferry to Oost is within walking distance; those to Central Station and NDSM can be reached by bike in just 10 minutes. Layout Dike level Through the entrance with draught portal and two practical cupboards, you enter the spacious hall with toilet and hand basin. To the left, the staircase leads to both the upper and lower floors. To the right you will find the cloakroom and access to the living room. The cosy living room is finished with an oak herringbone floor and is bathed in light thanks to large windows and unobstructed views across the street. Through a sliding door, you reach the sun-drenched terrace of about 32 m², with stairs leading to the garden. The adjacent kitchen (2015) has a wooden worktop, bar, a 6-burner Bertazzoni gas hob and large oven. Again, there is access to the terrace and via stairs to the garden. Authentic wooden beams on the ceiling add character to this level. First floor The spacious landing gives access to three bedrooms. At the front are two rooms with dormer windows; at the rear is a third, spacious bedroom. The first bathroom is fitted with corner bath, toilet, bidet and washbasin and is pleasantly lit by natural light. Second floor (dormer floor) This generous attic floor officially counts as ‘other indoor space’, but is heated and accessible via a fixed staircase. Ideal as an extra bedroom, playroom or workspace, with plenty of storage space as well. Basement (completely renovated in 2022) A real eye-catcher of this house. On the garden side is a large multifunctional space, currently set up as a practice with waiting room. This room has French doors with HR++ glass to the garden, a built-in elm wood cabinetry and kitchenette with fridge and Miele dishwasher - perfect for guests or work at home. Adjacent: a workshop with sink and a practical fourth toilet - ideal for garden parties or handymen. On the dyke side is a fourth spacious bedroom, lit by two solar tubes. In addition, a generous laundry room with storage space, a storage room (now storage, with potential for e.g. a sauna) as well as a second, modern bathroom with double walk-in shower (rain shower), custom-made washbasin with two marble basins and a third toilet. Outside space The backyard is facing south, is partly paved, partly raised with plants and has a back - ideal for bikes. Through the garden you can walk straight into the Vliegenbos. The front garden offers a nice spot for a cup of coffee in the morning sun or a glass of wine in the evening. Here you can see the sun set beautifully over the extension of the characteristic Nieuwendammerdijk. The rarity of elm forests, caused by Dutch elm disease, makes this forest particularly valuable. It is home to several bird species, including the kingfisher, tree falcon and green woodpecker. Designed in English landscape style, the forest was laid out between 1912 and 1918 on the initiative of social democratic councillor Willem H. Vliegen. Besides its natural beauty, the Vliegenbos also houses a campsite, sports ground and sculpture garden, and partly borders the Noorderpark. The Nieuwendammerdijk is part of the centuries-old Waterlandse Zeedijk, which was built as early as the 13th century to protect the hinterland from the Zuiderzee. The village of Nieuwendam arose along this dike, which retained its own character well into the 20th century. The dike is characterised by picturesque wooden houses from the 17th and 18th centuries. Since its annexation by Amsterdam in 1921, Nieuwendammerdijk has been part of the city, but the original village feel has remained. Here, you live in a place where history is tangible - in one of the most beautiful, characteristic streets in Amsterdam. Amsterdam-Noord is known for its green character, excellent accessibility and creative, vibrant energy. Here you live between Waterland and the city centre. Nearby you will find the Purmerplein with artisanal shops, the Landmarkt, shopping centres Waterlandplein and Boven ‘t Y. Cultural hotspots such as the A'DAM Tower, film museum EYE and FC Hyena are within cycling distance. The Green Corridor, a protected nature reserve, connects Vliegenbos with Schellingwoude. The A10 ring road is nearby and public transport is excellent. In short: a unique location where tranquillity and bustle meet.
